Why I Started REIL Rating: The Information I Wish I'd Had Before Buying
When I bought my home, I did what most buyers do. I looked at the listing, toured the house, reviewed the disclosures, and worked through the inspection. I felt like I had done my homework.
Then I discovered my home was near a power plant.
It wasn't hidden, exactly. The information existed. But it wasn't anywhere I'd thought to look, and no single source brought together the neighborhood details that mattered to me as a buyer. I realized that if I had missed something that significant, countless other buyers were probably missing important details too.
The problem with how buyers research homes
Home searches are designed around the property itself: bedrooms, bathrooms, square footage, photos. Those details matter, but they only tell part of the story. The factors that shape your daily life and your home's long-term value often sit outside the property line.
Environmental risks, nearby industrial sites, flood and wildfire exposure, and other location-based factors are spread across government databases, maps, and reports that most people don't know exist. Pulling it all together takes time, expertise, and patience that most buyers simply don't have in the middle of a competitive purchase.
Why it matters for your wealth
For most people, a home is the largest purchase they'll ever make and their biggest source of long-term wealth. Buying without a full picture puts that equity at risk. A factor you didn't know about when you bought can become the reason a future buyer negotiates down, walks away, or can't get affordable insurance.
Good information doesn't just prevent regret. It helps you choose a home that's positioned to build value for years.
What REIL Rating does
I started building REIL Rating in 2023 to give buyers and investors the consolidated research I couldn't find. Our property reports bring together environmental and location-based risk factors so you can understand what surrounds a home before you commit to it.
Whether you're a first-time buyer, a growing family, or an investor building a portfolio, you deserve to know what you're buying.
If you're house hunting, I'd love for you to try it. Visit reilrating.com and see what your next home's neighborhood is really like.
